Political discourse has recently focused on the role of international migration in exacerbating the cost of living, particularly regarding housing affordability. This presentation argues that this is an unlikely scenario. Using ten years of quarterly national-level data, it demonstrates that there is little relationship between past levels of net migration and house prices. Furthermore, it shows that the recent hike in prices coincides with a period of near-zero migration due to border policies during the COVID-19 pandemic. The presentation suggests that supply-side constraints are most likely behind the current housing crisis.
